Why Professional Preparation Matters

N4 and L1 applications are frequently dismissed due to technical errors in notice, service, or arrears calculations.

Incorrect termination dates, incomplete ledgers, or inconsistencies between the N4 and L1 can delay proceedings or require the process to restart.

We ensure your notice and filing are compliant before proceeding.

Frequently Asked Questions – N4 Non-Payment

  • Can I evict a tenant immediately for non-payment of rent?

No. An N4 Notice provides a statutory notice period. If the tenant pays the arrears in full before the termination date, the tenancy continues.

If payment is not made, the landlord may file an L1 application with the Landlord and Tenant Board seeking termination and recovery of arrears.

  • What happens if the tenant pays before the hearing?

If the tenant pays all arrears and applicable filing fees before the hearing, the eviction portion of the application may be void.

However, proper documentation and accurate accounting remain important to ensure compliance and protect the landlord’s position before the Landlord and Tenant Board.

  • How long does the LTB process take?

Timelines vary depending on regional scheduling and current Landlord and Tenant Board volume.

Hearings are typically scheduled several weeks after filing, though delays can occur. Proper filing and complete documentation help reduce the risk of adjournments or procedural delay.

  • What if there are errors in the N4 notice?

Errors in termination dates, arrears calculations, or service requirements can result in dismissal or adjournment of the application.

In some cases, the process must be restarted. Careful preparation helps reduce procedural risk and avoid unnecessary delay.

Professional Preparation Should Begin Promptly

If you have received an N4 notice or have an upcoming Landlord and Tenant Board hearing, early preparation can significantly affect the outcome of your matter.
